You can ask your real estate agent for a list of lenders you can interview. While you can choose any lender you wish, it can be helpful to start with lenders who are familiar with the housing market and understand mortgage lending in depth.

Once you have hired both of the above, you are ready to get started with the fun part! Buyers can search for any length of time from 1 month to 1 year or more. The point here is to follow your own timeline and stay positive. House hunting can take time, but it’s worth it!

The search begins…

You’ll receive emails from the local mls of new properties as soon as they hit the market. You will have a system for seeing home between you and your agent. Be prepared to take notes and keep an open mind. No house is perfect, but if you take your time and follow your agents guidance, you’ll start to see homes in a new way.

Yay! Now the due diligence period begins. Your agent will help guide you as you get all your questions answered regarding the home, the neighborhood, and the cost of the home. This is also when many people will inspect the home (popular in a competitive market).

Your agent will help guide you to write a very compelling and strong offer in a competitive market. If it’s not a competitive market, your agent can help you write an offer with your best interests in mind ensuring that you get as many benefits as possible, such as seller concessions or repairs.
Contract to Close

What is escrow, you ask? This is the third party to the transaction that makes sure all parties follow the contract and help distribute the funds. They play a crucial role and your agent will facilitate communication between them and all parties involved in the transaction.

If you are getting a loan, the appraisal process is one of the first big steps to get through. The bank will send out a neutral third party to assess the value of the home and confirm that it matches the price you have offered to pay the seller for the home.

Once the appraisal is in at value, your loan will go through a final underwriting and then your loan docs will be prepared for your signing appointment. There is a lot happening behind the scenes in this process, but it is the final step before closing!
You get the keys!

After the loan docs head to escrow, you will have your signing day which happens 1-3 days prior to your closing day. This appointment is when you sign all documents and is often confused with closing day.

This is the day the documents are filed with the county and officially the day the home becomes yours! You will get the keys at an agreed upon time after recording. Your agent will arrange for the key exchange.
