Seward Park, Seattle

An old-growth forest on its own peninsula, a lakeside loop, and sunrise views from the hills.

This is where I walk and run most mornings, so this is the guide I'd hand a friend: the park, where to eat, what the homes are like, and what they're selling for.

What it's like

Hills, views, and a lake.

Seward Park wraps around one of the city's great parks, on a peninsula reaching into Lake Washington. The streets climb the hills right next to the water, which is why so many homes here have views, and since they mostly face east, it's a perfect spot if you love a good sunrise.

For everyday errands and a night out, Columbia City is your hub: its main street, restaurants, and light rail station are just up the hill.

Amy's note

“The lake access is my favorite. It feels like a hidden secret the rest of Seattle doesn't know exists. You'll often find me walking or jogging along the water. It's magical, and it makes me feel like I'm back in Michigan.”

Where it is

In Southeast Seattle, on the shore of Lake Washington. Mount Baker is to the north along the lake, and Columbia City is just to the west, up the hill.

The old-growth forest

About 120 acres of old forest fill the middle of the peninsula, with trails that feel a world away from the city.

A flat, car-free path of about 2.4 miles around the whole peninsula. My favorite walk, any season.

Small swimming beaches, wide lawns, and a sheltered bay where boats anchor in summer. Bring a kayak.

Community spaces

Nature, clay, and race day.

The Seward Park Clay Studio makes its home in a brick building inside the park. In the warmer months, small races start and finish right here, and on summer weekends the road along the lake closes to cars from Seward Park to Mount Baker Beach, so it belongs to walkers, runners, and bikes.

Getting around
  • Columbia City Station (1 Line) is the closest light rail stop, up the hill to the west.
  • Lake Washington Boulevard runs north along the water toward Mount Baker and I-90.
Through the year
  • Summer weekends: Lake Washington Boulevard goes car-free from Seward Park to Mount Baker Beach.
  • Spring through fall: small races and fun runs in the park.

How I read it: homes here took about four weeks to sell and closed just under list, so buyers have a little room to negotiate. With only three sales in the month, a single view home can swing the average a lot, so I look at three- and six-month trends with clients.
