As first time house buyers, on a budget, it took my wife and I over a year (Amy guided us safely and thoughtfully through the Pandemic, a housing price spike, and an election year of instability (2019-2021).
She literally allowed us to take 15 months looking for the perfect house. Laying out the pros and cons of what we should look for in a house. Ranging from the Secret details and unforseen issues that arise with some fixer-uppers, to the pros of buying a "move-in ready", house- and also illuminating us on the premium that that end of the spectrum tends to come with.
From always answering our phone calls, to knowing an expert for any inspection concerns, to scheduling and attending every survey, sewer scope, arborist or electrician's inspection, along side my wife and I- Amy was there every single step of the process.
There was never once a time when she didn't have time to explain legalese or laws regarding the process of buying our house, and she also drove high and low, from Lynnwood to Kent, The Eastside to the Puget Sound, to look at houses for us, when we couldn't get there within a given time constraint.
Not only is Amy a no pressure, no stress type agent, but she is also a semi-pro interior designer and renovation specialist. She was able to highlight the pitfalls and potential, alike of electrical panels, sewer layouts, load bearing walls, remodel Jobs done by professionals, and pointing out the short coming of even the most minute details, if we inquired about the possibility of remodeling or building a Mother-in-law unit, or ADU in every various city and municipality in the region.
You honestly, couldn't be in better hands, than those of Amy Hyden. She managed to negotiate and plot strategies, where there were over 20 offers in some cases.
In fact she helped us construct an offer on the house which we bought- using just about every trick in the "making an offer", handbook, and gradually led us to becoming more and more comfortable being as aggressive and competitive as we needed to be with out offers, in order to win, in this crazy Seattle market.
She has a network of contacts and fellow realtors that allows her to scan properties, often over-looked, as well as an inate talent for known what it will take to win an offer in each situation.
Due to the patients, skill, and dedication to our needs, we ended up finding a perfect house, exactly where we had wanted to live, and actually won the bid on our house, even with it being over $35,000 less than the top offer. Undoubtedly, if we had not had her skill,, experience and "bag of tricks", which ranged from her amazing communication skills, on point memory, networking and most of all, her dogged persistence to seeing us achieve home ownership, in the house of our dreams.
